Pope County Income/Bucks/Turkeys/Cheap taxes |
|
Ohio River 142 acres in Pope County just North of Hamletsburg off Fillmore which is a dead end road. Approx 60 acres in tree program that produces $6,000 per year income, $130 per year property tax and the very best buck habitat. Tree program is made up of several species of acorn producing oaks, cypress and maple. The trees range in size from 2 feet to 10 feet tall with good weed cover in between. This type of cover allows older bucks to feel comfortable moving during daylight hours, especially when rutting. Its also excellent bedding. Wide fence rows with acorn trees connect these tree program fields that all connect to a center woods and river bottom woods. There is a mowed trail system allowing you to sneak to stand locations. Lay out of farm makes it easy to see where you need to hunt. Farm is bordered by 500 acre private farm across road on West and South sides, soy beans on the North side and Ohio River to the East. Farm is also in flyway. Approx 50 acres or so of Ohio River bottom woods with slew. This slew could be flooded with minimal dirt work. Dog creek off the river is just Northeast and kills lots of ducks. The trail cam pics were taken just 40 yards off road. Old barn on hill in woods would make great camp site or building site. This is a jewel.
